Aurora’s riverfront appears to be getting yet another facelift as a result of city council approval of a 187-unit residential development along the west bank of the Fox River.
The Aurora City Council last week voted unanimously to approve a plan for downtown apartments on the west side of the Fox River, directly across from RiverEdge, called Pacifica Riverview.
The development, proposed by Windfall Development, will be built on 2.34 acres and would offer 187 residential units comprised primarily of studio and one-bedroom apartments with some 3- bedroom units mixed in, along with 10 row houses directly along the riverfront and approximately 2,000 square feet of retail space.
The building will be 7 stories, stacked. The 10 rowhouse units will facer the Fox River, and will be 2-story units with rooftop patios. These are all rentals.
Units will range from a little over 400 square foot for the studios and a little over 1550 for the rowhouses. There will be a total of 292 parking spaces, over 1.5 spaces per unit enclosed within
this development. There is going to be at least 1 parking space in the garage reserved for each
residential unit, included as part of the rent. In addition, 1/4 of the spaces will be reserved for visitor
parking. The remaining spaces may be rented out to those tenants who have more than 1 car.

Officials have said Windfall expects to begin construction on the apartment complex in August, with a completion date of November 2024.
