Omaha-based Cornerstone Housing Group, LLC (CHG) has submitted plans for a proposed 250-unit income-restricted apartment complex on 11.7 acres located at the southwest corner of State St and Kirk Rd in Geneva.
According to the filing, the development’s target market is young workers starting their careers, retail/service-oriented professionals and other working residents of Geneva.
With the restricted income requirements, residents must income qualify. The 2021 Limits are $39,180 for a single person household and up to $44,760 for a two-person household. The income limits are subject to change annually. The 2021 Rent limits range from $464.00 for a studio up to $1,195 for a two bedroom, all utilities paid.
Each unit will have a fully equipped kitchen with stove/oven, refrigerator, dishwasher, microwave, disposal, hard surface counter tops, washer and dryer, plank flooring, window coverings, ceiling fans and ample cabinets/closet space.
The building is designed as a four-story, served by two elevators and secured access entry. The 250 units are comprised of 33 Studios, 69 One-bedroom, and 148 Two-bedroom units. The building hosts a centrally integrated two-story clubhouse with on-site management offices, interior lobby mailroom, a large community room, a fitness center, business center with computers and free Wi-Fi as well as a dog washing station. The second floor provides an additional community room that opens to a walk-out balcony overlooking a landscaped courtyard, featuring covered seating, an outdoor kitchen with built-in grill stations and a dog park.
The plan shows 354 off-street parking spaces in addition to 60 garages, for a total of 414 total parking spaces, which exceeds the 403 spaces required by City code.
The city has yet to hold hearing on the plan. A zoning amendment would be required, as the land is current zoned for business use.
